What is considered an After-Hours Emergency?

  • Broken Water Pipes
  • Leaks
  • Toilets not Flushing
  • No Water (if your property is on well water, please see the next FAQ).
  • A/C not working
  • Loss of Electricity

My A/C is Not Working

  1. If the fan is running and blowing air, but not cooling, check the A/C filter. If dirty, clean and/or replace the filter, shut off the A/C, wait for at least eight (8) hours and turn it back on. It should start to cool. If the filter is clean, or the A/C system is not blowing any air, call 239-229-6241.
  2. Check the A/C Drain line. They can get plugged up and cause the system to shut down. Locate the drain line, and attach a shop vac to the line and suck the dirt/slime out. If the system is still not working call 239-229-6241.

I have no Hot Water

Go to the electrical panel and check the hot water breaker. If it is switched to the off position, wait 10 seconds, and switch it back on. Wait one (1) hour for the system to heat up again. If there is still no hot water, call 239-229-6241.

Well Water is Not Working

The power supply to your well will shut off if the GFI outlet detects water near the power supply. This commonly happens after storms.

First, you may have to unplug any cords to access the reset button on the outlet. The RESET button is the top button, in the middle of the outlet.

If the well does not start up call 239-229-6241.

Toilet is Still Running after Flush/Toilets are Bubbling and Not Flushing

Shut off the water supply valve, located on the wall behind the toilet. Call 239-229-6241.

How do I Clear my Garbage Disposal?

Turn on the garbage disposal, if there is no sound, use the RESET button located beneath the disposal. If the disposal makes a humming sound and does not spin, there is a possibility it is stuck.

Unplug the disposal underneath the sink to stop power. Check to see if anything is visibly lodged. Use a grabbing object to remove any food that may be stuck in the blades. DO NOT STICK YOUR HAND INSIDE. Give the blades a gentle twist, DO NOT use force. Call 239-229-6241

What Should I Not put down my Drains if Property Has a Septic Tank?

Do not pour any grease, bleach, or drain cleaner down the drains. Using a little bleach in the washing machine is OK.

What do I do if my Sprinklers Come on During the Day?

Check to make sure the Sprinklers are programmed/running at the approved time.  Reset them to the appropriate time.  If they still do not run properly Turn them off and/or unplug the sprinkler timer box and call 239-229-6241.

Who puts up my Hurricane Shutters?

If the property has shutters, it is the TENANTS responsibility to install and remove the hurricane shutters in the event of a hurricane. If you are in need of assistance, call us at 239-229-6241, at least five (5) days before the expected hurricane landfall to get on the schedule for a maintenance worker to come and install the shutters for you. Tenant will be responsible for associated cost.

I just Turned on my Heater and Smell Something Burning

If it is the first time you are starting the heater this year, there may be dust on the heating element initially causing the smoke smell. If the problem persists, call 239-229-6241. If there is smoke, call the fire department.

Can I Park on the Hill in the Front or Rear of the Property?

NO! The hill is where the septic tank and drain field are located. It is dangerous, and may apply to homes/properties that have city sewer, since older properties may have had septic systems in the past.
